This trailer had one of those edpm rubber roofs put on three years ago?

last year it leaked in the kitchen and the company fixed it for free. Now it’s leaking in the bedroom and I went up there with a ladder to see what’s going on. There are holes everywhere up there. Its a mess! I called the company that did the repairs and they said they could fix it for 200.00 but it seems pointless to me because I think it will just keep ripping. The places that are ripped look like places that got stretched too tight and then finally ripped. The guy from the company said it was from branches even before he looked at it. This was done thru a community based low income energy assistance agency. I’m going to call them tomorrow and see what they can do. The roof looks terrible and there is no way it will keep this place dry this winter. What should I do? The guy who installed it also told me he put insulating foam under the rubber but he didn’t put it everywhere. My guess is he didn’t count on anyone going up there and seeing it.

the rigid foam insulation is absolutely necessary under epdm. as this product needs a uniform flat even surface to be adhered to. falling tree limbs can tear the roofing membrane but you would find them still on the roof. as far as the warranty on the roof they go for up to 20 years depending on the manufacturer and the quality of the installation.

how do I repair a roof thats leaking around a skylight?

I would check the roofing cement (black stuff) and the flashing. After that I’d check the skylight for cracks. It’s a trial and error thing. Check one and do the repairs that you think are needed. After that run a water hose around the area to see if water is coming in (let the roofing cement get hard first). If that didn’t work, try the next. Go to Home Depot and ask them for help. Skylights, especcially older ones, are notorious for these kind of repairs.

Help! Opinions on flat roof house?

I’m looking to buy a house in Toronto area, and it has a flat roof with trough thing attached long the perimeter of the roof. I’ve searched the web and found out that it’s not good for high snow area. But is it really that bad? Is it that much more hotter in Summer and colder in winter?

In the summer solar glare can heat and crack the surface of the roof if it is bitumin. If the roof is in good condition coat it with a ALUMINIUM SOLAR REFLECTING PAINT. It gives a silver finish and reflects the suns heat. If you roof is sound it should hold up well to snowfall weight. Dont use chippings……they can be pierce the surface if walked on.
